Build a defensible model
Use a base case, downside case and operational-stress case. Separate rent supported by evidence from aspirational listings. Deduct vacancy, platform or leasing fees, administration, utilities paid by owner, repairs, insurance, taxes, furnishing replacement and local management. Include closing and eventual selling friction in the total return view.
Control legal and operating risk
Confirm title, land use, horizontal-property restrictions and any tourism registration or operating requirements. Identify who will inspect, collect, repair and report when you are abroad. A projected return without a named operating system is incomplete.
Plan capital and exit
Coordinate the inbound investment record and keep evidence. Model returns in COP and your reference currency without assuming a favorable exchange rate. Ask who is the natural future buyer, what financing they may access, and how long similar properties take to sell under ordinary—not boom—conditions.
Write the return model so another person can reproduce it
Store the source and date beside every material input: achievable rent, occupancy, administration, property tax, insurance, management, utilities, repair reserve and acquisition cost. Separate contractual numbers from market estimates and seller projections. A model is auditable only when another reviewer can trace each cell back to evidence.
Calculate net operating income before financing and tax, then add the buyer's actual debt, cross-border tax and currency position. Report at least base, downside and severe-but-plausible cases. Do not use appreciation to repair a weak operating case; show it separately and disclose the assumption.
Design the capital route and exit before closing
For a non-resident buyer, coordinate the exchange-market route and investment reporting before funds move. Banco de la República now uses its Foreign Exchange Information System for international-investment procedures, including registrations in relevant cases. The bank and professional advisers should confirm the correct process for the transaction, not a generic article.
Define the likely exit buyer, normal marketing period, broker and legal costs, currency-conversion path and records needed to evidence the original investment. A property can show an attractive paper yield and still be unsuitable if the investor cannot fund repairs, tolerate vacancy or wait for a narrow resale market.
Minimum investment memorandum
Before treating a property as an investment, write a one-page case that someone independent can challenge. The purpose is to expose assumptions while they are still inexpensive to change.
- Acquisition budget in COP including closing, professional, financing and initial setup costs.
- Evidence-based rent and three occupancy cases, separated from the seller’s or operator’s projection.
- Net operating income after administration, management, utilities, maintenance, taxes and replacement reserve.
- Legal-use, building-rule and licensing checks for the exact income strategy under consideration.
- Currency scenarios for income, debt and eventual proceeds in the investor’s reference currency.
- Exit thesis naming the likely buyer, holding period, sale friction and conditions that would trigger a sale.
If the downside case removes all liquidity or depends on an unverified permission, the opportunity needs a different structure, a different price or a decision not to proceed.

What return should I expect from Colombian real estate?
There is no responsible national answer. Return depends on the exact asset, legal use, rent evidence, vacancy, operating costs, currency, tax and exit price. Build a property-specific net model and reject projections that provide revenue without expenses and source dates.
Should I calculate the investment in USD or COP?
Use both. Operations, taxes and most local costs occur in COP, while the investor may evaluate wealth in USD, EUR or CAD. Keep the local asset case separate from currency gains or losses so neither hides the other.
Does buying property guarantee an investor visa?
